Cancellation Policy
We have absolutely no desire to profit from an unfortunate change of plans. So, we will refund 100% of your deposit if and when we are able to rebook your vacation time frame.
If you are concerned that you may have to cancel your vacation, please go to www.insuremytrip.com and purchase trip insurance. For relatively little money, about $400 for $6000 worth of coverage, you can find peace of mind.
Minimum Stay Policy
Three-night minimum for all Winter, Spring and Fall Rentals. One weekend minimum for Summer Rentals.
Reservation Policy
All reservations are subject to the following tax and fees:
7% Maine Lodging Tax
$300 Cleaning Fee for Entire House, $150 Cleaning Fee for either Eagle's Nest or Bobcat's Den. Cleaning Fee is in addition to your rental fee. Excessive cleaning will result in additional charges. We expect that the house will be left in a reasonable condition.
$1000 Refundable Security Deposit for Heights, $500 Refundable Security Deposit for Eagle or Bobcat. Security deposit is due with final payment.
Maximum Occupancy Policy
The maximum occupancy is 26 persons for the entire house, 12 persons for the Eagle's Nest and 14 persons for the Bobcat's Den. It is absolutely forbidden to exceed this number due to septic and water limitations as well as fire code regulations, require a limitation of guests.
No Smoking Policy
Absolutely no smoking is allowed inside the house or garage.

Pets Allowed by Permission of Owners Only!
Payments Policy
We accept personal checks, money orders or bank checks. We also accept payments through PayPal with a 2% Credit Card surcharge.
Age Requirements Policy
NO RESERVATIONS will be accepted for vacationing students or singles under the age of 30 unless accompanied by a parent or guardian at a ratio of 1 parent/guardian over the age of 30 for every 3 persons under 30. The parent or guardian must stay in the unit each night. Any reservation made under false pretenses will be subject to forfeiture of advance payments of rent and deposit. Further, the party will either not be permitted to check in or will be asked to vacate the unit. Please be advised that if we have any question about the age of your group, our house manager will be there to greet you on arrival and take the necessary steps.
